Simple and respectful :)
- Know your limits and behave nicely towards other spotters and residents. If necessary, address each other about behavior. We respect each other at all times and are open to each other's opinions.
- Clean environment: Who wouldn't want that? You certainly want to be in a clean place yourself, so please leave the spot neat and clean. This will put a smile on the face of the spotter who comes after you.
- We are here for every spotter. Everyone is welcome to stay at our spots, provided it does not violate our rules, terms and conditions, and/or legal provisions.
- We respect each other and work together to ensure everyone's stay is pleasant.
House Rules of UrbanCamperSpot
At UrbanCamperSpot, the general terms and conditions for tourist pitches apply.
In addition to the general terms and conditions for tourist pitches, we apply the 'House Rules of UrbanCamperSpot'.
Article 1: 'Campers only'
1.1 General UrbanCamperSpot is exclusively designated for staying overnight with a camper. Other forms of recreational accommodation, such as touring caravans or folding trailers, etc., are not permitted on our premises. Therefore, a towing-away regulation applies at the camper park.
Article 2: Agreement
An agreement is deemed to have been concluded by the mere possession of an access code or by using the camper park. In case of any dispute regarding whether the camper park has been used, decisive will be the fact that the camper is or was located on the premises belonging to the camper park.
Article 3: Access, Payment, Arrival, and Departure
3.1 Access The entrepreneur reserves the right to refuse or deny access to the camper park to any visitor and/or camper if deemed necessary in accordance with reasonableness and fairness.
3.2 Applicable rules of the public road Camper vehicles staying at the camper park must comply with the same conditions as those applicable to campers on public roads (registered license plate, third-party liability insurance, etc.).
3.3 Our camper park is strictly for recreational purposes; other uses are only possible with the written consent of the entrepreneur.
Article 4: Payment
4.1 UrbanCamperSpot operates automated systems with limited reception services. Every guest is obliged to check-in upon arrival either at the payment terminal or via the website www.urbancamperspot.com (self-service check-in). This check-in requirement is also necessary for us to maintain a guest register, which is crucial for emergency services to ascertain the number of persons present on the premises in case of emergencies.
4.2 If it is found upon inspection that guests, their companions, or any third parties are staying overnight at the camper site without prior registration with the entrepreneur, the agreement will be terminated immediately without refund of any already paid accommodation costs and/or other services.
4.3 At the payment terminal or via the website, guests can indicate their intended duration of stay and select the desired services. Payment can be made using a debit or credit card upon completion of the check-in process. If a reservation has been made, payment is likely to have been settled in advance.
4.4 It is strictly prohibited to stay longer than the agreed duration of the stay. In case of violation by the guest, their companions, or their camper, the entrepreneur will immediately require them to leave the camper park (after payment). Additionally, the violator must pay for the extended duration plus an administrative fee of €25, which must be settled immediately before leaving the camper park via www.urbancamperspot.com or using the agreed payment method with the owners. Subsequently, the exit gate will be opened for the guest, their companions, or their camper to leave the camper park.
For safety reasons, cash payments are not preferred.
Article 5: Arrival
Check-in is available throughout the year. The regular check-in time is 13:00 or based on availability.
Article 6: Departure
6.1 On the day of departure, your camper pitch must be vacated by the time your paid stay expires, which is 12:00. If agreed upon and if the pitch is not reserved, later departure times may be possible. Failure to depart on time will render the access code unusable at the exit gate. Additional payment will be required either at the exit or via our website. 6.2 There is no refund of prepaid pitch fees in case of early departure, cancellation, or removal.
Article 7: Camper Pitch
7.1 Each camper pitch may accommodate only one camper.
7.2 Guests are kindly requested to avoid unnecessary maneuvering of campers on the pitches to prevent damage to the terrain.
7.3 Disposal of wastewater and/or toilets on or near the camper pitch is prohibited.
7.4 Guests are obliged to keep their camper pitch clean during their stay. The pitch must be left clean and tidy upon departure.
7.5 Campers with a maximum permissible weight exceeding 5000 kg are not allowed at our camper parks.
7.6 Due to the variety of pitches at our camper parks, guests must follow the instructions of the staff as not every type of camper can be accommodated on every pitch.
Article 8: Traffic
8.1 The (Dutch) Road Traffic Act and the Traffic Rules and Signs Regulations apply to all UrbanCamperSpot premises. During their stay at the camper park, guests must comply with the provisions of the Road Traffic Act, the regulations pursuant to this Act, the Traffic Rules and Signs Regulations, and their appendices, including any regulations made pursuant to those regulations. Failure to comply will render the guest liable for resulting damages and/or accidents.
8.2 Guests must also comply with the entrepreneur's instructions, park their vehicles in the designated places, and behave in a manner that does not obstruct traffic at the camper park or endanger safety.
8.3 Campers must drive at walking pace (maximum 5 km/h) within the camper park and be considerate of other guests.
Article 9: Quiet Hours
9.1 Loud behavior, especially in groups, is not permitted.
9.2 We expect our guests to use our pitches normally and reasonably; therefore, between 22:00 and 08:00, quiet hours are observed.
9.3 The use of powerful sound sources is prohibited. Outside the aforementioned hours, the use of radios, TVs, musical instruments, or other sound-emitting devices is allowed, provided it does not cause disturbance or nuisance.
Article 10: Open Fire
10.1 Making open fires, such as bonfires, is strictly prohibited. Fire pits and similar devices are also not allowed.
10.2 Gas or electric barbecuing is allowed provided it is done safely and at least 50 cm above the grass to prevent burning. Other guests should not be disturbed by barbecuing activities.
10.3 During barbecuing, guests must have a fire extinguisher, water, sand, or other fire extinguishing means readily available.
Article 11: Waste
11.1 Guests must keep their camper pitch free of waste.
11.2 Household waste must be disposed of separately in the containers located near the water point (considering the environment).
11.3 Emptying of toilets is strictly prohibited and enforced. Violation will result in immediate expulsion from the spot and an €80 fine for cleaning the location.
11.4 Leaving litter or cigarettes on the camper park is prohibited.
Article 12:
Pets 12.1 Pets must not cause disturbance to other guests and must be leashed at all times.
12.2 Pets must not be left alone inside the camper.
12.3 Pets can be taken for walks on the camper park. Pet waste, both on the camper park and elsewhere, must be promptly cleaned up and disposed of in closed bags in the garbage containers.
Article 13: Non-compliance
- Attributable Non-compliance
If the guest has not retrieved the camping equipment within 3 months after removal, the entrepreneur is only obliged to reimburse the guest the sales proceeds minus the due pitch fees for the camper site, any fines, and the costs incurred by the entrepreneur for the removal and temporary storage of the camping equipment.
If the due pitch fees for the camper site, any fines, and the costs incurred by the entrepreneur exceed the proceeds from the sale of the camping equipment, the guest must pay all these additional costs to the entrepreneur.
- Non-attributable Non-compliance
A failure cannot be attributed to the entrepreneur if it is due to circumstances beyond the entrepreneur's control, making it unreasonable to expect performance of the obligations under the agreement from the entrepreneur.
14.1 The agreement reached between the parties does not include surveillance. Therefore, the entrepreneur accepts no liability for burglary, theft, or loss of the camper's property. In case of absence, the camper must secure their camper properly and take preventive measures against burglary and theft. The entrepreneur also disclaims any liability for damage to the property of the camper, as well as for bodily injury and/or any other damage, directly or indirectly caused by or as a result of the use of the facilities at the camper park, unless the damage is directly caused by or due to the entrepreneur, and this liability is not excluded in any other article of this house rules. 'Camper' here also includes co-campers and third parties.
14.2 The camper is liable for any damage caused by them or their co-campers. Damage caused by the camper to the camper park or its facilities, equipment, and/or installations must be reported immediately to the entrepreneur and compensated on-site, or compensated by the camper after the entrepreneur has assessed the damage, all notwithstanding the provisions of article 14, paragraph 3.
14.3 Furthermore, the entrepreneur disclaims any liability for shortcomings due to the use of the camper park facilities or other services offered by or on behalf of the entrepreneur at the camper park, unless the camper can demonstrate fault on the part of the entrepreneur.
Article 15:
15.1 Conversion
To the extent that any provision in the agreement concluded between the entrepreneur and the camper, including the General Terms and Conditions and these House Rules, is void, voidable, or the other party argues that any provision is not applicable because it would be unacceptable under the circumstances according to standards of reasonableness and fairness, and such argument is upheld or accepted by the court, this provision shall be converted into a provision that as closely as possible reflects the intent of the void, voidable, or inapplicable provision.
Dutch law
Dutch law applies to this agreement.

All written notices, including summonses, arising from or related to the agreement, the General Terms and Conditions, and/or these House Rules, must be sent to:

Article 16. Rules and Etiquette
Every camper, co-camper, and/or third party is obliged to adhere to the rules of these House Rules and observe generally accepted standards of behavior. In case of violation of these rules, we reserve the right to terminate the agreement with you – without refund of already paid services – and refuse or deny access to the premises.
Article 17. Complaints and Suggestions
Although we strive to make your stay at UrbanCamperSpot as enjoyable as possible, you may still have complaints or perhaps ideas or suggestions on how things could be improved. Please report any complaints or ideas to the entrepreneur as soon as possible. If you disagree with something, do not complain to your fellow campers, but bring it to the attention of the entrepreneur.
Article 18. Unforeseen Events
In all cases where these house rules do not provide, it is up to the entrepreneur to take additional measures or make decisions.
The entrepreneur reserves the right to allow exceptions to these rules. For all matters not addressed, we adhere to the general terms and conditions of HiswaRecron.
